What is the Privy™ algorithm to identify properties?

Shhh…our algorithm is a secret. The value that Privy provides goes much further than algorithms. We take several factors into consideration when identifying potential investment properties, and give you many tools to analyze that data even further.

How can Before and After pictures help me?

Before and After pictures help you get an idea of the level of construction of a comp and where they spent money to sell the property for the price they did. This way you don’t over-build or under-build your property compared to other homes in the area.

What is a Comparative Market Analysis?

A Comparative Market Analysis or “CMA”,  is the process of determining the value of a property by analyzing similar properties that have sold recently.

Why aren't I receiving daily emails with deals?

Log into your account online and make sure the parameters of your saved searches are broad enough to get properties in the results. Also, there’s a chance our emails are being directed to your spam folder. Add [email protected] to your contacts.

What are "Investor Comps"?

We identify “investor comps” based on when a property was purchased and then re-sold, in a certain period of time, AND meets our minimum “spread” requirements. When investor comps fall into the same zone as the subject property we show you: Before and After pictures so you can get an idea of the level of construction and where they spent money to get the price they did. We tell you if they added; square footage, beds, baths, or garage spaces. We also show you the time on market, construction time, and total hold time.

Can I analyze "Off Market" properties with Privy?

Any property you find, whether listed or off market can be analyzed by entering the address into our search bar. Privy will first tell you the property wasn’t found. You then must enter the data into the fields available best you can. We create a “pseudo” listing and Geo-code the address to identify which Custom Zone the property is located in. We will run a CMA based on the historical data from that zone, identify comps, and flag it as a Privy Deal if it meets our criteria.
